  1. Manage expectations – this might not be your client’s first rodeo with buying or selling a home, but it’s probably been awhile, and I bet y have more experience. Let your clients know what to expect. One way to do this is to have a welcome packet, or at least be prepared to give them an overview as to what to expect during the buying or selling process.
  2. Have a list of trusted professionals – there will come a time when your clients ask you to recommend someone that can help them in the process of buying or selling. If you have a list of stagers, photographers, lenders and closing attorneys for example, this will go a long way.  To take this a step further, interview any potential service providers to ensure they provide the same level of service your clients deserve.
  3. Give good closing gift – don’t end your client relationship with a generic cheap trinket for a closing gift. In fact, the gift you give your client as they move into the next phase of their life should be customized to their personality.  If you need help in figuring out the gift your client would enjoy, check out the post I wrote that has suggestions for the tech savvy client, the client that likes to entertain or the client who prefers experiences over material objects.
  4. Have a blog with valuable tips and information – most agents only make use of the free generic template website their broker supplies. Let’s be honest, they don’t provide any value.  To wow your clients, make your website custom and chock full of value with tips and community information that helps solidify you as the expert in your community.  Now, having helpful information on your site will certainly impress your clients.
  5. Send your weekly emails – I’ve talked about how the weekly emails you send your current, past and future clients is a great way to build a close relationship. Sending these consistently is also a way to impress them.  How many other agents do you know who send emails that share more about who they are, what they do, and offer actionable and helpful real estate tips?  I’m not going to hold my breath while you try to come up with a few names.  Because you and I know that most agents don’t send emails, and the ones that do, send “market report” newsletters that aren’t very interesting.
  6. Remember birthdays, anniversaries and home anniversary dates – Having a good CRM system will help you remember important dates for your client. But even if you don’t use a CRM system, you can add your client’s important dates on any digital calendar.  You can send them a quick text, email them a congrats or send a card in the mail.  I recommend that you don’t use this opportunity to ask for referrals.  In fact, don’t even use your company name when reaching out to them.  You can use your brand colors or fonts but sign your  And make this about them.  A simple person to person congrats will do.
  7. Have a great system – have a great system in place so you know how to handle each part of the real estate transaction. You know which paperwork you need to assist your client.  Then you know the next step and how to manage yourself and your client’s expectations along the way. If you’re new and don’t quite know how to manage these yet, this is where a good mentor will become invaluable.  A good system, from managing dates and deadlines to keeping track of where your clients are in the real estate transaction will help you stay organized and on top of things.
  8. Pre-plan the client experience – it’s pretty easy to think how most agents are fly by the seat of your pants type of agents. But you can plan ahead and be intentional on what your client’s experience will be.  If you haven’t already, you’ll create a client experience plan based off your brand, who you are as an agent, and the type of client you’d like to attract.
  9. Provide concierge level services – this really goes hand and hand with creating a memorable client experience and merging that with having a list of trusted professionals. Whether you have clients interested in luxury homes or first-time home buyers, it doesn’t matter. Give them both top-notch high-quality services along with any concierge level details you can think of. Get creative.
  10. Host a client appreciation event – and make it worth their time. You know your clients. Would they prefer a fun get together – at say the local Candy Museum or would they prefer a cocktail networking event at your city’s latest rooftop lounge? Do you want to invite some prospective clients so that your past clients can act as walking talking referrals?  This is another area where you can get creative.  Decide on your goal for the event, think about the people that you plan to invite, and then brainstorm some ideas for a fun night.
  11. Understand the local market – you’ll certainly impress your clients by being the most knowledgeable about your local market. Of course, you’ll be expected to know about home prices, but also trends, and community events.  If you take my advice on digging deep into your community and learning about what makes it special, you’ll definitely stand out from the crowd.  The more you set yourself apart as an expert, the more of a trusted resource you’ll become for your clients.  Now that’s hard to come by, and quite frankly, quite impressive.
  12. Use the latest tech – you don’t need to use each and every bit of technology or be on every social media platform to be relevant. In fact, using too many will dilute your efforts. But you should know about the hottest real estate technology platforms.  Do your research and understand clearly why you will or won’t use certain forms of technology.  For example, once you look into Chatbots, you might see how valuable they are to helping you connect with clients faster.  If you find a good engagement rate with video texting, then give that a try too.  Again, consider your personality, your clients and brand, and then choose the best tech to better help you connect with and impress your clients.
  13. Be professional – professionalism is always impressive, am I right? Even though you’ll hopefully build a few friendships in your career as an agent, it doesn’t exclude you from doing your best. Helping someone buy or sell their largest asset should be a reminder to always stick to a high level of professionalism.
  14. Research your clients – yes, research them. Get to know them by asking questions and doing some light research online.  Now, you don’t need to be a creep, but it’s easy to find your client on LinkedIn or their public Facebook page.  And when you see your client, it’s OK to mention that you like to find out more about your clients, found them online, and then ask them something related to a recent post.  One way to prevent a client from feeling like you’re stalking them is to “follow” or “friend” them once you find them online.
  15. Research your competitors and go a step beyond – this a great tip for improving your customer service. Check out what the top agents are doing in your market. Almost like a SWOT Analysis, where you look for the strengths, weaknesses, opportunity and threats to your competitors. Find out what the top agents do, and then use your creativity to put your own spin on things, will help you come up with new ways to impress your real estate clients.
