If you’ve already thought through the pros and cons of being a part time agent, and decided it’s the route for you, then you need to know how to be successful.  Keep reading for tips.

Master time management – as a part time agent, time blocking and being productive will become your best friend.  Scheduling and planning your time is going to be key. To start, look at your current schedule for ways where you can open up some free blocks of time. Do you have the ability to work on real estate during your lunch hour?  Could you show a home during this time, do your prospecting or negotiate contracts and talk to clients?  Make the best use of your time by following a schedule.

Provide exceptional service – if you can find a way to still provide great service, you’ll be better than a lot of the full-time agents.  Exceptional service is a way to set yourself apart.  So, look for ways to set yourself up to provide great service and this along with knowledge and expertise can overshadow your part time status.

Efficiency is key – being organize and using automated systems will help you be more efficient.  Using a CRM system, having checklists that you go through will help you quickly take care of business task.  Anything that will streamline tasks for you will become your friend. For example, being able to quickly write an offer, sending it to your client and submitting it to the listing agent will come in handy when you have to do it on lunch break.  Knowing where and how to submit your paperwork to your broker will save a lot of time when your time is already limited.

Knowledge – the more you know, the easier things will be, and the more confidence you’ll exude.  A new, nervous agent who only dabbles in real estate is not appealing to anyone.  Real estate sales deals with legally binding contracts.  And you need be able to confidently support your client in helping them reach their real estate needs.

Find the right brokerage – first, you’ll need a broker that is comfortable and accepting of part time agents. Then you’ll need a broker that has the training, tools and resources to help you be successful on your terms.  It’s no good if your broker offers great training, but you can’t because it’s only during the day while you’re at your day job.

Tips on second jobs for real estate agents

Being a successful part time real estate agent means that your clients never feel like they’re having to play second fiddle to your day job.  Once your client feels like they’re getting second rate service, you’ve lost them.  So, you’ll do best as a part time agent when you your “day job” still gives you the ability to still run your business successfully.

Flexible schedule – a few work from home days or free days would be ideal, am I right?  You won’t be expected to be available every hour of every day because even full-time agents get busy and should set business hours.  However, planning for, and having the ability to talk with clients, do real estate work, respond to critical issues during the day will be needed sometime.  Scheduling some evening time will also come in handy.  It depends on your client’s schedule and where you are in the real estate process.  But suffice it to say, the more free time you have, the better.

Ability to communicate throughout the day – the ideal day job will allow you to pick up the phone most of the time when your clients call.  Even being a full-time agent, you won’t be able to answer the phone every time you get a phone call, but most of the time you should be able to be responsive.  You don’t want to be the bottleneck for anything related to the real estate transaction. If your buyer or seller has a quick question or if the co-op agent, lender or attorney need to reach you, you should be able to respond within the hour.
